Pre-Approval

Before you start looking for a new home, it is always best to get pre-approved.  Knowing what you qualify for can save you both time and stress, so that you don’t get your heart set on a property that you cannot afford.  It is always best to get pre-approved before you start shopping for a new home.

When you get pre-approved with us, we pull your credit, verify your income and down payment so that you can be 100% certain that the amount you have been approved for is accurate.  Oftentimes, banks will give you their 5-minute pre-approval but not check credit or income, and that is when problems arise.  I always recommend spending the time up front and getting all your documents looked at an a proper pre-approval in place.  Once you are pre-approved with us, we will send your application to a lend for a rate hold.  The rate hold secures an interest rate at today's current rates and keep this rate for up to 120 days before buying, and the benefit to this, if interest rates go up while you are shopping, you are still guaranteed the rate held for you, but also, if interest rates go down you will automatically qualify

at the lower interest rate!

As a first time home buyer, it can be daunting with all the new information that will be sent your way.  

We walk you through the pre-approval process and provide you with a budget that you are comfortable with…just because you can qualify for a certain amount does not always mean that you want to pay that mortgage amount each month, and we go through those details with you to keep you in your comfort zone.

We will do a complete pre-approval and place a rate hold for you while you shop for your new home.  We also monitor interest rates, and ensure that we secure you any decreases in rates while you are shopping

Once you find your new home, we get your mortgage approved and will keep you and your realtor updated regularly.

We will reach out to your lawyer to ensure your mortgage closes on time and resolve any issues that may arise with them directly.

And most importantly, after your mortgage funds, we continue to be available for any questions that you may have.
